Nationally, First-time Homebuyers Making a Comeback

Rising Prices Didn't Stop Massachusetts First-time Homebuyers in 2015

Massachusetts first-time homebuyers didn't let increasing home prices and a lack of inventory deter their participation in the real estate market. Massachusetts first-time home buyers made up 41 percent of the total home-buying population in 2015, an increase from 39 percent in 2014, according to the 2015 Massachusetts Profile of Home Buyers & Sellers.

Slight Gain in U.S. Pending Home Sales, Northeast Declines

U.S. pending home sales increased slightly in November, with monthly increases in the South and West offseting declines in the Northeast and Midwest, the National Association of Realtors® (NAR) reported December 30, 2013.

The Pending Home Sales Index (PHSI), as the NAR refers to it, is a forward-looking indicator based on contract signings. Nationally, pending home sales inched up 0.2 percent in November from October, but were 1.6 percent below November 2012. This data reflect contracts, but not actual real estate closings.

HUD Prohibits Dual Agency in FHA Short Sales, Then Postpones Decision

The U.S. Department of Housing and Urban Development (HUD) issued new guidelines in July that prohibited dual agency in Federal Housing Authority (FHA) short sales; however, after pressure from the National Association of Realtors, HUD announced it has postponed the dual agency guidelines, according to an article in Inman News September 26, 2013

The new rules, revealed through a letter to mortgage servicers in July, were suppose to take effect October 1, 2013 and would have prohibited brokers and agents from representing both buyers and sellers in FHA short sales. The National Association of Realtors (NAR) opposed the new guidelines. HUD's new, now postponed, guidelines state, "To meet [Pre-foreclosure Sales] Addendum requirements, brokers and their agents may only represent the buyer or the seller, but not both parties."

NAR: U.S. Pending Home Sales Slow in July

Rising mortgage interest rates seem to have slowed the overall U.S. housing market, but will more expensive home loans curtail the red hot Massachusetts real estate market?

The National Association of Realtors (NAR) Pending Home Sales Index declined 1.3 percent to 109.5 in July from 110.9 in June, but the index is 6.7 above July 2012 when it stood at 102.6. The Pending Home Sales Index (PHSI) tracks contracts, but not actual closings. It is a forward-looking indicator. U.S. Pending home sales have stayed above previous year levels for 27 months.

Gas Tax to Increase Demand For MA Homes Near Public Transportation

Many Massachusetts home buyers already desire homes close to public transportation, but the Bay State's gas tax hike that went into effect July 31, 2013 may increase the popularity of such homes.  

According to a study released March 20, 2013 by the American Public Transportation Association (APTA) and the National Association of Realtors (NAR), Boston real estate values during the last recession performed 129 percent better on average if they were located near public transportation with high-frequency service.

U.S. Home Buyers Push Existing Home Sales Slightly Higher in January

Sales of existing homes in the United States increased 0.4 percent in January while the supply of homes on the market declined to its lowest level in 13 years, Reuters reported February 21, 2012. 

The National Association of Realtors provided the data. 

January was the second highest rate of sales since November 2009 when the federal home buyer tax credit was set to expire.

What Exactly is a Massachusetts Realtor?

In real estate, there are dozens of industry terms that can be confusing or overwhelming.  Condex, LTV, ARM, Assessed vs. Appraise valued, FSBO, REO, Short Sale, BOM, etc.  It’s endless.

There are even many different ways to refer to real estate agents: agent, broker, realtor.  Are these terms all the same thing; can they be used interchangeably?  Here is some clarification on what each title means and what exactly is a Massachusetts Realtor.

2012 Most Affordable Year For U.S. Home Buyers
