Greater Boston Home Sales: March Slowdown Doesn't Stop Price Gains

Greater Boston home sales took a breather in March after a hot start to 2025, but that didn't stop median home prices from rising.

Happy couple hanging picture on the wall of their new home.Single-family home sales dropped 6 percent in March to 1,145 from 1,215 in March 2024, according to data compiled by The Warren Group, a real estate and mortgage data company. Statewide, single-family sales declined 4 percent in March on a year-over-year basis.

House sales rose 6 percent in February and 11 percent in January in Greater Boston.

Through the first three months of 2025, single-family home sales are up slightly over 3 percent in Greater Boston, defined as 139 cities and towns within Interstate 495.

Greater Boston condominium sales fell 9 percent in March to 982 from 1,076 in March 2024. Condo sales were flat in February but soared in January, increasing 21 percent. Statewide, condominium sales slipped 3 percent in March.

Condo sales in Greater Boston were up about 2 percent in the first quarter compared to Q1 2024.

Despite a bump in home sales to start 2025, Massachusetts single-family home sales increased slightly less than 3 percent in 2024 compared to 2023, not much of an increase coming off a 22 percent drop from 2022 to 2023.

Single-family home prices in Greater Boston rose 2 percent in March to $756,000 from $740,000 in March 2024. The median house price rose 6 percent through the first quarter to $750,000. Statewide, house prices rose 3 percent in March and 5 percent in the first quarter.

Condominium prices rose 2 percent in March to $650,000 compared to $640,000 in March 2024. In Q1, the median condo price also increased by about 2 percent. Statewide, condominium prices fell nearly 2 percent in March and rose 2 percent during the first quarter.

Note: First-quarter median prices tend to be a little lower than full-year prices. Also, a low number of sales might have an outsized impact on the median price, up or down.

Amesbury, MA: The median price jumped by 28 percent to $658,000 on 21 sales.

Andover, MA: At $1,307,500, the median increased by 12 percent on 42 sales.

Belmont, MA: The median price rose 14 percent to $1,651,000 on only 11 sales.

Braintree, MA: The median house price was $665,000, a 1 percent decline on 30 sales.

Brookline, MA: The median price reached $2,455,000, a 2 percent rise on 12 sales.

Burlington, MA: The median price rose 11 percent to $830,000 on 29 sales.

Cambridge, MA: The median price increased almost 10 percent to $2,080,000 on 19 sales.

Canton, MA: On 24 sales, the median price dropped 14 percent to $730,000.

Chelmsford, MA: The median price remained at $650,000 on 34 sales.

Danvers, MA: The median price increased by 3 percent to $660,000 on 22 sales.

Dedham, MA: The median price increased almost 11 percent to $779,950 on 26 sales.

Foxboro, MA: There were 26 sales, and the median price rose 1 percent to $657,500.

Hanover, MA: The median price plunged 11 percent to $647,500 on 18 sales.

Haverhill, MA: Homebuyers bought 52 houses, and the median price increased almost 8 percent to $565,000.

Ipswich, MA: On 15 sales, the median price increased 11 percent to $975,000.

Lexington, MA: The median price soared almost 20 percent to $1,912,500 on 34 sales.

Lynn, MA: There were 73 sales, and the median price increased 6 percent to $580,000.

Lynnfield, MA: The median price increased 4 percent to $918,000 on 16 sales.

Marblehead, MA: The median price fell 9 percent to $898,000 on 36 sales.

Melrose, MA: On 20 sales, the median price slipped almost 2 percent to $847,500.

Milton, MA: The median price declined 2 percent to $880,000 on 27 sales.

Nahant, MA: There were only nine sales, and the median price fell 8 percent to $838,000.

Natick, MA: The median price increased 12 percent to $950,000 on 51 sales.

Needham, MA: The median price jumped 27 percent to $1,700,000 on 45 sales.

Newburyport, MA: On 27 sales, the median price fell 5 percent to $900,000.

North Andover, MA: The median price increased 5 percent to $742,000 on 18 sales.

North Reading, MA: The median price plunged 19 percent to $830,000 on 17 sales.

Norwood, MA: The median price jumped 18 percent to $730,000 on 25 sales.

Quincy, MA: On 74 sales, the median price decreased almost 4 percent to $640,000.

Reading, MA: There were 38 sales, and the median price increased by 10 percent to $905,000.

Revere, MA: The median price increased 10 percent to $623,950 on 20 sales.

Scituate, MA: On 27 sales, the median price jumped 16 percent to $975,000.

Wakefield, MA: There were 28 sales, and the median price reached $779,500, a 9 percent rise.

Waltham, MA: The median price soared nearly 21 percent to $875,000 on 43 sales.

Watertown, MA: The median price reached $1,033,750, a 33 percent jump, on 16 sales.

Woburn, MA: The median price decreased 4 percent to $705,000.
