Did Greater Boston Home Prices Rise Through November 2024?

Single-family and condominium homes in Greater Boston were more expensive through November 2024 than in the first 11 months of 2023, according to data compiled by the Greater Boston Association of Realtors (GBAR).

November 2024 Sales GraphicThe median price of a single-family home increased 6 percent to $900,000 from January through November in the 64 cities and towns in the GBAR territory compared to $850,000 during the same timeframe in 2023.

The median house price in November was $865,000, up 9 percent from $793,500 in November 2023.

Through November, 9,366 homes sold in Massachusetts, a 4 percent increase from the same time the prior year.

While sales are up year over year, they are down compared to recent years. Home buyers purchased over 11,500 single-family homes in Greater Boston during the first 11 months of 2022 and more than 13,000 in 2021.

Single-family sales reached 835 in November, a 5 percent increase from 796 in November 2023. There were 900 sales in November 2022 and nearly 1,300 in November 2021.

The median condo price through November rose almost 3 percent to $717,400 from $700,000 during the first 11 months of 2023.

Condominium prices rose 3 percent in November to $700,000 compared to $679,000 in November 2023.

Condo sales in the first 11 months of 2024 dipped 3 percent to 8,042, compared to 8,264 the year before. Greater Boston had over 10,000 condo sales in 2022 and nearly 13,000 in 2021 from January through November.

In November, home buyers purchased 653 condominiums, two more than in November 2023. In November 2022, 701 condos were sold, and home buyers purchased more than 1,000 condos in 2021.

 

NH Single-family Home Prices Rose in November

 

The median price of a single-family home increased 11 percent in November to $500,000 in New Hampshire compared to November 2023, according to data compiled by the New Hampshire Association of Realtors.

Through November, the Granite State saw median house prices rise almost 10 percent to $515,000, a $45,000 increase from $470,000 during the same timeframe the year before.

Single-family home sales rose 2 percent in November to 1,071 and over 3 percent during the first 11 months of 2024 to 11,076.

Condominium prices and sales declined in November but rose in the first 11 months of 2024. The median condo price fell about 4 percent to $410,000 in November. From January to November, condo prices increased 7 percent to $412,003 year over year.

Condominium sales dropped 8 percent in November to 314 units sold statewide. Sales increased 4 percent to 3,707 through November.

 

RI House Prices Jump in November

 

According to the Rhode Island State-wide Multiple Listing Service, the median price of a single-family home in November rose 11 percent to $480,000 from $431,000 in November 2023. The median price in November 2022 was $411,450.

House sales rose nearly 4 percent to 589 in November 2024, from 569 the previous November. There were 660 sales in November 2022.

The median condo price jumped 9 percent to $390,000 compared to $357,500 in November 2023. The median condo price stood at $330,000 in November 2022.

Condominium sales were flat in November, rising by one unit to 117. Home buyers purchased 155 units in November 2022.
