Somerville, MA Real Estate: October 2025 Market Report

The Somerville, Massachusetts, real estate market saw shifting trends in October 2025, with single-family home prices decreasing and condo values rising slightly during the same period, according to data compiled from the Massachusetts Association of Realtors (MAR).

Studio condo in Somerville, MassachusettsIn October, the median sales price for single-family homes fell to $1,355,000, a 9 percent decline from the previous year. There were not many sales. Six houses sold compared to four in October 2024.

Inventory decreased by 11 percent to 16 houses; however, the months of supply increased 21 percent to 2.9 months. About five to six months of inventory is considered a balanced market between home buyers and sellers.

Sellers received 102.2 percent of their original list price, up from 99.8 percent. Pending sales fell 40 percent in October to six from 10 in October 2024. New listings rose slightly, up by one from the prior year.

Through October, single-family homes in Somerville tell a different story. The median sales price increased 17 percent from the same period in 2024, rising more than $200,000 to $1,410,000. Closed sales declined about 21 percent to 55 from 70 sales during the same 10-month period in 2024.

New listings dropped 16 percent. Sellers, on average, received 100.7 percent of their original list price compared to 99.6 percent during the first 10 months of 2024.

 

Somerville, MA Condominium Market

 

Condominium prices rose in October but were down during the January through October period, while inventory tightened.

The median condo price in October rose 7 percent year over year to $962,000, and closed sales declined by three units to 32, MAR reported.

Pending sales edged up by two to 38 available units in October. Inventory fell 14 percent to 82 units from 95 in October 2024.

There were 2.6 months of supply in October, decreasing from 3.0 months in October 2024. Sellers received, on average, 98.7 percent of their asking price, up from 97 percent in October 2024. New listings were down by 21 percent, from 44 in October 2024 to 35.

From January through October, the median condominium price slipped 5 percent to $915,000. Closed condo sales were flat, rising by two units to 323 during the same 10-month timeframe.

New listings decreased about 1 percent to 497, and sellers received 100 percent of their original listing price, slightly above last year's 99.7 percent.

Bottom Line: Home buyers may have a stronger bargaining position with condominiums, especially if they have strong buyer representation. While the inventory situation has improved this year, it's still a seller's market overall.
