Quincy, MA: Single-family Sales Through August Fewest in Five Years

Single-family homes in Quincy, Massachusetts, posted higher prices and fewer sales through the first eight months of 2026 than in the same periods in 2025 and 2022, according to MLS Property Information Network, Inc. (MLS PIN) data covering 2022 through 2026.

Through August 2026, Quincy recorded the fewest single-family sales in the last five years.

 

Single-family Sales Down, Prices Up

 

Through August 2026, 182 single-family homes sold, down 25 percent from 244 sales in the same eight-month period in 2025 and 20 percent fewer than 227 sales in 2022. Sales totaled 204 in 2023 and 212 in 2024.

The median price stood at $650,000 in 2023 and $700,000 in 2024.

Despite fewer sales, competition for houses remained strong. The median sale price as a percentage of original list price was 102.07 percent in 2026, up from 100.75 percent in 2025. Homebuyers paid, on average, 103.49 percent in 2022, 101.44 percent in 2023, and 100.13 percent in 2024.

Quincy had 52 homes for sale on Aug. 31, 2026. That was 37 percent more than the 38 houses on the market the same day last year. Inventory stood at 45 homes on Aug. 31 in 2022, 27 in 2023, and 34 in 2024.

The approximate number of months of single-family supply rose to 2.03 months on Aug. 31, 2026, from 1.27 months in 2025. Earlier levels were 1.30 months in 2022, 0.94 months in 2023, and 1.25 months in 2024. About five months of inventory generally indicates a balanced market between homebuyers and sellers, so sellers still had the upper hand through August.

For the 12 months ending Aug. 31, 2026, 81 single-family listings saw price changes, down from 104 in 2025 and 101 in 2022.

During the same 12-month period, 307 single-family homes sold, compared with 360 in 2025 and 414 in 2022. The 2026 sales total was 15 percent lower than in 2025 and 26 percent less than 2022.

 

Condo Prices Rise as Inventory Expands

 

Quincy’s condominium market recorded 211 closed sales from January through August 2026, nearly unchanged from 212 in 2025 but well below 2022, according to MLS PIN data. Sales totaled 243 in 2022, 235 in 2023, and 184 in 2024. The 2026 total was 13 percent less than 2022.

The median condo price was $501,000 through August 2026, up 9 percent from $460,000 in 2025 and 14 percent from $438,000 in 2022. The five-year sequence also included a $515,000 median sale price in 2023 and $453,400 in 2024.

The median price as a percentage of the original list price averaged 99 percent in 2026, down from 100 percent in both 2024 and 2025, giving homebuyers some added negotiation power. It was 100.16 percent in 2022 and 100.25 percent in 2023.

Condominium inventory increased sharply. There were 74 active listings on Aug. 31, 2026, up 61 percent from 46 in 2025 and 185 percent from 26 in 2022. Inventory stood at 32 units in both 2023 and 2024.

The approximate number of months of supply rose to 2.77 months in 2026 from 1.81 in 2025, 1.35 in 2024, 1.12 in 2023, and 0.74 in 2022.

Over the 12 months ending Aug. 31, 2026, 133 condominium listings had price changes, up 17 percent from 114 in 2025 and 105 percent from 65 in 2022.

There were 321 condominium sales during the same 12 months, up 5 percent from 305 in 2025 but down 24 percent from 421 during the same Sept. 1 through Aug. 31 period in 2022. The corresponding sales totals were 342 in 2023 and 284 in 2024.

 

Summary

 

Quincy, MA single-family home sales declined year over year in the first eight months of 2026 and in the 12 months ending Aug. 31, 2026. Despite the sales decline, homebuyers paid more for single-family homes and still faced competition.

Over the last five years, condo buyers have seen fluctuations in median price and sales volume, while inventory and price changes jumped in 2026. At nearly three months of supply, homebuyers have more choices in the condo market and less competition.
