The median price increased from $215,000 during the first four months of 2012 to $270,000 for the same period in 2013. The lack of real estate inventory played a role in the home price increase. In April, inventory declined 17.9 percent compared to April 2012; however, new listings did increase 5.7 percent. Homes in Haverhill sold for 93.6 percent of the original list price in April; however, the pricing data does not include seller concessions, which would likely lower the actual median sales price a little bit.  The number of Haverhill home sales jumped 27.6 percent, increasing from 29 sales in April 2012 to 37 sales April 2013. Through April, home sales increased 3.2 percent compared to 2012.    Condominium sales in Haverhill declined from 20 sales in April 2012 to 15 sales in April 2013. The home sales decline in condos is not a surprise given that inventory was down 36.8 percent in April, but new condo listings in April jumped 31.3 percent. During the first four months of 2013, condo sales increased 16.7 percent.  [Bucking the trend statewide](https://info.buyersbrokersonly.com/blog/bid/294005/Jump-in-MA-New-Homes-For-Sale-the-Big-Story-For-Home-Buyers), Haverhill, MA condos declined in price in April, falling 4.2 percent. The median price of a condo in Haverhill stood at $159,000 in April, down from $166,000 last April.
