Single-family home sales in Boston's West Roxbury neighborhood increased 22.3 percent in 2015 to 214 houses sold compared with 175 sales in 2014, according to data compiled by the Greater Boston Association of Realtors.
West Roxbury real estate prices also increased. The median price of a single-family home was $465,000 in 2015, a 4.4 percent increase from $445,500 in 2014. Homebuyers paid on average 99.8 percent of the original list price in 2015.
At the end of the year, there was just one month supply of single-family inventory in West Roxbury, a 42.1 percent decline from 1.6 months supply at the end of 2014. Six months supply of inventory is considered by many in the real estate industry as a balanced market between sellers and buyers. There were 236 new listings in West Roxbury in 2015, down from 242 new listings the previous year.
Condominium sales increased 25 percent to 80 units sold in West Roxbury in 2015, and the median condo price increased 18.3 percent to $335,500. Homebuyers paid on average 99.2 percent of the original list price in 2015.
The number of condos on the market at the end of the year did increase significantly from the previous year. Months supply of inventory increased 156 percent from 0.9 to 2.4 months of inventory. New condo listings increased 25.3 percent to 114 in 2015.
