The median price of a single-family home in Shrewsbury, Massachusetts declined 2.9 percent through the first nine months of 2016 compared to the same time frame in 2015, according to data collected by the Massachusetts Association of Realtors.
The median home price through September 2016 was $412,500 compared to $425,000 during the same nine-month period last year. Single-family home prices increased 8.5 percent to $497,000 in September compared to $458,000 in September 2015. Through September 2016 homebuyers paid on average 96.5 percent of the original list price and 96.8 percent of the original list price in September.
Home sales increased 3 percent to 275 houses sold compared to 267 sales during the same first three quarters last year. Homes sold in September jumped 48 percent to 37 sales compared to 25 sales in September 2015. The number of single-family listings available in September declined 32.1 percent to 91 compared to 134 available listings in September 2015, and new listings in September decreased 39.1 percent to 39.
Shrewsbury condominium sales increased by one to nine in September but declined 13.3 percent through September to 78 units sold. Condominium inventory declined 30.4 percent to 16 from 23 units available in September 2015; however, new condo listings increased from 11 to 16 in September.
The median condo price declined 23.8 percent through September to $180,150 from $236,500 during the same nine-month period in 2015. In September, the median condo price declined 60.2 percent to $129,475; however, on average homebuyers paid 100.4 percent of the original list price in September. Homebuyers paid 97.9 percent of the original list price through September.
