Rockland, MA Home Prices Flat Through July 2015

The median price of a single-family home in Rockland, Massachusetts increased less than 1 percent through the first seven months of 2015, according to the Massachusetts Association of Realtors. 

Rockland, MA real estate market report for July 2015The median price of a single-family home increased just 0.6 percent from January through July to $272,000 compared to $270,450 during the same time frame in 2014. Home prices declined 2.9 percent in July to $258,000 compared to $265,750 in July 2014. In July homebuyers paid on average 96.7 percent of the original list price, a 2.0 percent increase from 94.8 percent in July 2014. 

Rockland home sales increased from 18 in July 2014 to 22 sales this past July. Through July single-family home sales increased to 92 compared to 89 during the same seven-month period in 2014. Pending sales – homes under agreement that have yet to close – increased in July to 17 compared to 14 pending sales in July 2014. Through July pending sales increased 11.5 percent to 107 pending sales. Homes sold on average 29.4 percent faster in July compared to July 2014.

There were only three condominiums sold in July in Rockland, with a median price of $229,900. There were five condo units sold in July 2014 at a median price of $218,000. Through July there were 29 condominiums sold at a median price of $230,000. The median price increased from $222,375 during the same seven-month in 2014. On average homebuyers paid 94.9 percent of the original list price in July and 93.1 percent through July. Condominiums sold on average 10.9 percent faster in July compared to July 2014.

Real estate inventory in Rockland declined significantly in July. The number of single-family homes on the market decreased 40.7 percent to 35 from 59 in July 2014. The months supply of single-family inventory declined from 4.3 months in July 2014 to 2.5 months this past July. New home listings increased from 18 to 23. Condominium inventory in July plunged by 66.7 percent to just nine condos available. There was just 1.8 months supply of condo inventory in July. There were just five new condo listings.
