The median price of a Medfield, Massachusetts single-family house was $613,500 in 2014, a 6.7 percent increase from $575,000 in 2013, according to data compiled by the Massachusetts Association of Realtors.
There were 141 single-family home sales in Medfield in 2014, a 1.4 percent decline from 143 sales in 2013. Pending sales – homes under agreement that haven't closed – increased 3.5 percent in 2014.
Home buyers paid on average 95.7 percent of the original list price in 2014, slightly more than the 95.2 percent paid in 2013, but a lower percentage than many other Greater Boston Area communities.
Medfield single-family inventory increased 31.5 percent to 3.0 months supply in December 2014. The number of listings increased 29.6 percent to 35 homes for sale. There were four new listings in December 2014 compared to two new listings the previous December.
The median condo price in Medfield increased 2.7 percent to $380,000 compared to $370,000. Home buyers paid on average 96.8 percent of the original list price for condominiums.
Condo sales in Medfield dropped 61.5 percent. There were only 15 condominiums sold in 2014 compared to 39 units sold in 2013. Pending sales declined 55.6 percent.
Condominium inventory increased 116.7 percent to 6.0 months supply of inventory in December 2014 compared to 2.8 months in December 2013. There were not any new condo listings in December 2014.
