The median price of both single-family and condominum homes in Haverhill, Massachusetts increased in 2014, according to data compiled by the Massachusetts Association of Realtors.
Haverhill single-family home prices increased 5.3 percent to $274,900 from $261,000 in 2013. In December the median price increased to $285,000 from $254,450 in December 2013. Haverhill Home buyers paid on average paid 95.7 percent of the original list price in 2014 and 96 percent in December.
There were 386 single-family homes sold in 2014, a 2.5 percent decline from 396 in 2013. Sales increased 43.3 percent in December to 43 houses sold compared to 30 sold in December 2013. Pending sales – homes under agreement that have not sold yet – increased 7.2 percent in 2014 to 417, but not every pending sale closes.
Single-family inventory remained tight. Months supply of inventory declined 6.5 percent to 2.5 months in December. The number of houses on the market declined from 90 in December 2013 to 82 in December 2014. There were 16 new listings in both December 2013 and December 2014.
The median price of a condominium in Haverhill increased 14.2 percent in 2014 to $179,900 compared to $157,750 in 2013. The median condo price rose 31.2 percent to $204,735 in December. Condo buyers paid on average 94.9 percent of the original list price in 2014 and 95.3 percent of the original list price in December 2014.Condo sales increased 26.1 percent in 2014.
There were 230 units sold in 2013 compared to 290 units sold in 2014. Pending sales increased 19.8 percent in 2014, and the average number of days on the market declined 14.2 percent. There were 34 condominiums sold in December 2014 compared to 24 units sold in December 2013.
Condominium inventory decreased 11.9 percent to 74 units on the market in December. Months supply of inventory declined 30.1 percent to 3.1 months. There were 4.4 months supply of inventory in December 2013. There were 14 new condo listings in December compared to 16 in December 2013.
