Billerica, MA Real Estate Market Slows in February 2015

The number of single-family homes and condominiums sold in Billerica, Massachusetts declined in February 2015, according to data compiled by the Massachusetts Association of Realtors. 

Billerica, MA real estateThere were 12 single-family home sales in February, down 20 percent from 15 homes sold in February 2014. Pending sales – homes under agreement that have not yet closed – declined 4.3 percent. There were 22 pending sales compared to 23 pending sales in February 2014. 

Through the first two months of 2015, single-family sales increased by one, from 28 to 29 sales during the same period last year. Pending sales for the same two-month period declined 5 percent. There were 40 pending sales in January and February of 2014 and 38 in the first two months of 2015. 

The median price of a single-family home in Billerica, MA was $374,500, a 3.7 percent decline compared to $389,000 in February 2014; however, through the first two months of the year the median price increased 9.4 percent. Through February the median price was $365,000, up from $333,500 during the first two months of 2014. Billerica home buyers paid on average 95.4 percent of the original list price in February and 94.5 percent of the original list price during the first two months of the year. 

Real estate inventory, like many cities and towns in the Greater Boston Area, remained tight. Single-family inventory declined 31.5 percent  to 37 homes on the market compared to 54 homes available in February 2014. Months supply of inventory declined 36.3 percent to 1.2 months from 1.9 months in February 2014. New listings declined 25 percent to 18 properties hitting the real estate market. There were 24 new listings in February 2014.

There were four condominium sales in February compared to five in February 2015. Pending sales in February increased 80 percent to nine compared to five last year.  Nine condo units sold during January and February, one more than during the same time period last year. 

The median price for Billerica condos declined 46.5 percent to $152,050, but there were only four sales. The median price in February 2014 was $284,000. Condo buyers paid on average 96.3 percent of the original list price. 

Condominium inventory also was tight. The months supply of inventory was 1.3 months in February. There were eight units on the market. New condo listings decreased by one to five. 

The average number of days on the market for single-family house sales increased by 19.7 percent in February, but declined by 67.5 percent for condominiums.
