Mansfield, MA Real Estate Market Stalls, Median Price Flat, Sales Dip

The median price of a single-family home in Mansfield, Massachusetts declined 0.4 percent in April 2014 compared to April 2013, according to data compiled by the Massachusetts Association of Realtors.

Mansfield, MA Home PricesThe median home price in April was $372,000, down from $373,500 in April 2013. Mansfield, MA single-family home prices increased 1.9 percent over the first four months of the year compared to the same period in April 2013. The median price through April was $360,000, up from $353,375 through the first four months of 2013. 

There were nine single-family home sales in April, a 25 percent decline from 12 sales in April 2013. Pending sales also declined. There were 15 pending sales in April, a 28.6 percent decline from 21 pending sales in April 2013. Home sales were stronger at the beginning of the year, with 39 closings through April, a 8.3 percent increase compared to 36 home sales through the first four months of 2013. 

Real estate inventory declined 10.3 percent in April. As of April 30, 2014, there were 35 single-family homes on the market compared to 39 homes on the market in April 2013. The months supply of inventory declined 12.8 percent. There was 2.4 months supply in April and 2.7 months supply in April 2013. The number of new listings in April increased 12.5 percent from 24 in April 2013 to 27 new single-family listings in April 2014. Through April there were 74 new listings, a 7.5 percent decrease from 80 new listings during the same period in 2013. 

The average number of days on the market for a single-family house in Mansfield declined 47.9 percent, and homes sold for 99.5 percent of the original list price in April. Single-family homes sold for 96.1 percent of the original list price during the first four months of 2014. 

There were only two condos sold in Mansfield in April 2014, down 71.4 percent from the seven sold the previous April. Through the first four months of the year there were nine condominiums sold, a 47.1 percent drop from 17 units sold from January through April 2013. There were four pending sales in April, a 66.7 percent decline from 12 condo units pending in April 2013. Through April, pending condominium sales declined 61.3 percent (31 in 2013 / 12 in 2014). 

The median price of the two condos sold in April was $205,400, up 128.2 percent from the median price of $90,000 in April 2013. The median condo price stood at $174,300 through April, a 40.6 percent increase from $124,000 during the first four months of 2013. 

Condominium inventory in Mansfield declined 72.4 percent in April. As of April 30, 2014, there were eight condos on the market in Mansfield compared to 29 in April 2013. Months supply of inventory declined in April to 1.5 months, a 78.6 percent drop from 7.0 months in April 2013. New condo listings decreased 68.8 percent. There were five new condominium listings put on the market in April compared to 16 new listings in April 2013. Through April, there were 17 new listings, a 60.5 percent decline compared to the same period in 2013. 

The average number of days on the market for condos declined 19.2 percent in April and 59 percent during the first four months of the year. The two condo units sold for 103.3 percent of the original listing price in April, and the 12 units sold for 96.5 percent of the original listing price from January through April.
