Massachusetts Home Buyer Guide

After a 13.8 percent increase in median home prices in Haverhill, Massachusetts in 2013, single-family home sales and prices took a bit of a breather during the first quarter of 2014, according to data compiled from MLS Property Information Network (MLS PIN), the local real estate multiple listing service. The condominium market had a better first quarter. 

The tough winter may have played a role in the decline in single-family home sales and possibly home prices. 

Through the first three months of 2014, Haverhill, MA single-family home prices declined 8.47 percent. The median price of a home in the first quarter of 2013 stood at $256,000 compared to $236,000 during Q1 2014. The median price of a single family home in March 2014 declined 19.5 percent, from $304,400 in March 2013 to $245,000 during March 2014. The median price of a single-family home in Haverhill in all of 2012 was $229,450. 

Through March, there were a total of 57 single family homes sold in Haverhill while there were 61 during the same time last year, a decline of 7.01 percent. During March 2014, there were 27 single-family homes sold, an increase of 22.7 percent, with the most expensive being $640,000. In March 2013, there were 22 home sales, with prices ranging between $138,000 and $625,00.

From January through March 2014, there were 47 condos sold in Haverhill, with a median sales price of $168,000. During Q1 2013, there were 41 condos sold, with a median price of $145,000.

For March 2014, the median price of a condo stood at $170,000 compared to $147,250 in March 2013. Of the 14 condos sold in March 2014, the most expensive sold for $217,000. Last March there were 12 condos sold and the most expensive sold for $178,000.
