Haverhill, MA Median Home Price Increases 20% in October 2013

Like much of Massachusetts, the Haverhill, Massachusetts real estate market has experienced increasing home sales and median home prices this year. 

Haverhill, MA Real EstateIn October, the median price of a single-family home in Haverhill, MA jumped 20.34 percent compared to October 2012, according to data tracked by The Warren Group, publisher of Banker & Tradesman. 

The median price for a single-family home in Haverhill in October was $277,450, an increase from $230,550. Between January and October of 2013, the median price increased 14.61 percent compared to the same period in 2012. Through October, the median price stood at $252,150 compared to $220,000 for a single-family home during the same ten-month period in 2012. 

Home sales in Haverhill increased 41.67 percent in October to 34 sales, up from 24 home sales in October 2012. Through October, homes sales increased 7.8 percent compared to the same period in 2012. There were 282 single-family home sales January through October in 2012 and 304 sales during the same period this year. 

The median price of a condominium rose 18.18 percent in October to $164,500 from $139,200 in October 2012. From January through October, the median condo price increased 6.93 percent from the same ten months of 2012, from $148,700 to $159,000.

Condo sales in Haverhill skyrocketed 71.43 percent in October, from 14 in October 2012 to 24 this year. There were 178 condo sales during the first ten months of 2012. There were 173 condo sales through October this year, a 2.81 percent decline.

There are less homes available in Haverhill this year too, according to the Massachusetts Association of Realtors. The supply of single-family homes on the market declined 18 percent in October. There were 133 homes for sale in 2012, but only 109 available in October 2013. Rising prices have enticed more homeowners to sell their homes. New listings were up 13.5 percent in October. 

It was the same story with condos. The inventory of condos declined 17.9 percent, from 95 in October 2012 to 78 this October.
