The price of a single-family home in Braintree, Massachusetts has increased through September 2013, according to The Warren Group, publisher of Banker & Tradesman.
From January through September 2013, the median price of a single-family home increased 6.64 percent to $351,900 compared to $330,000 during the same nine-month period in 2012; however, in September 2013 the median price decreased to $338,750 from $358,750 in September 2012.
The number of single-family homes sold in Braintree, MA during the first nine months of 2013 increased 9.83 percent to 257 sales from 234 sales during the same time period in 2012. The month of September also saw sales increase, with 34 homes sold compared to 24 sales in September 2012.
Braintree condo sales increased during the first nine months of 2013, as did the median condo price.
From January through September 2013, there were 123 condominiums sales in Braintree, an increase of 12.84 percent from the 109 condos sold during the same time period in 2012. Ten condominiums sold in the month of September in both 2013 and 2012.
In September 2013, the median price of a condo decreased 24.45 percent to $225,125 from $298,000 in September 2012. Yet, from January to September 2013, the median condo price increased 4.74 percent to $265,000 from $253,000 during the same time period in 2012.
There has been little foreclosure activity in Braintree so far this year. Through September 2013, there was one foreclosure deed recorded compared to 20 during the same nine-month period in 2012; a decrease of 95 percent.
