Andover’s single-family median sale price reached $1.21 million during the first eight months of 2026, by far the highest January-through-August figure in a five-year comparison.
Meanwhile, closed single-family sales declined from a year earlier and remained below their 2022 level, while inventory on August 31 reached its highest level on that date in the past five years, according to data from MLS Property Information Network, Inc. (MLS PIN).
Andover, MA Sees Continued Single-Family Price Growth
Single-family sales totaled 161 through August 31, down 16 percent from 191 during the same eight-month period in 2025. Sales plummeted 26 percent from 217 in 2022. The intervening years recorded 143 closings in 2023 and 188 in 2024, making 2026 the second-fewest-sales year over the five years.
Through August, the median sale price rose each year: $970,000 in 2022, $1,001,000 in 2023, $1,050,000 in 2024, $1,071,000 in 2025 and $1,210,000 in 2026. The latest figure represented a 13 percent increase from 2025 and a 25 percent gain from 2022, a difference of $240,000.The report’s median sale price as a percentage of original list price remained above 100 percent throughout the period. It measured 107.02 percent in 2022, 104.55 percent in 2023, 103.74 percent in 2024, 102.34 percent in 2025, and 102.95 percent in 2026. This year’s reading rose slightly from 2025 but remained 4.07 points below 2022, indicating less competition but still a seller’s market.
Single-family listing inventory on August 31 reached 44 homes in 2026, compared with 14 in 2022, 22 in 2023, 30 in 2024, and 28 in 2025. Inventory increased 57 percent year over year and more than tripled from 2022, rising 214 percent.
Approximate months’ supply of inventory also reached its highest level on August 31 in the five-year comparison. Supply measured 0.52 months in 2022, 1.13 months in 2023, 1.30 months in 2024, 1.20 months in 2025, and 2.05 months in 2026. About five months of inventory is considered a balanced market between homebuyers and sellers.
For the separate 12-month periods ending August 31, 41 single-family homes had price changes in 2022, 53 in 2023, 68 in 2024, 83 in 2025, and 66 in 2026. The latest total fell 20 percent from 2025 but was 61 percent above 2022. The reports identify price changes but do not specify their direction; however, nearly all were likely price reductions.
Sales over those same 12-month periods totaled 326, 234, 277, 279, and 258, respectively. Compared to the previous 12 months, the 2025-2026 total declined nearly 8 percent from 2024-2025 and 21 percent from the same period in 2022.
Condominium Prices Rise as Inventory Expands
Andover, MA recorded 69 condominium closings from January through August 2026, down about 5 percent from 73 in 2025 and down 10 percent from 77 in 2022. There were 64 closings in 2023 and 58 in 2024, according to MLS PIN.
The median condo price through August followed a different path from single-family prices. It fell from $450,000 in 2022 to $375,000 in 2023, then increased to $391,000 in 2024, $498,300 in 2025, and $525,000 in 2026. The latest median was the highest of the five years, up 5 percent year over year and 17 percent from 2022.
The median sale price as a percentage of original list price declined each year, from 101.89 percent in 2022 to 101.43 percent in 2023, 101.08 percent in 2024, 100.29 percent in 2025, and 98.27 percent in 2026. This year’s figure was the first below 100 percent in the five-year comparison, falling 2.02 percentage points from 2025, indicating condominium buyers, on average, have less competition.
Condominium listing inventory on August 31 totaled eight units in 2022, three in 2023, 11 in 2024, 14 in 2025, and 17 in 2026. The latest count increased 21 percent from 2025 and nearly 113 percent from 2022.
The number of months of supply measured 0.85 in 2022, 0.36 in 2023, 1.40 in 2024, 1.68 in 2025, and 2.22 in 2026, the highest level over the five years.
Over the 12-month periods ending each August 31, condominium units with price changes totaled 18 in 2022, 30 in 2023, 21 in 2024, 25 in 2025, and 48 in 2026. The latest count rose 92 percent year over year and 167 percent from 2022.
Condominium sales over those 12-month periods totaled 113, 99, 94, 100 and 92, respectively. The 2026 total was the lowest of the five readings, down 8 percent from 2025 and 18.58 percent from 2022.
Summary
The Andover, MA single-family market remains competitive, just not as competitive as in recent years, but the price growth continues. The best news for prospective single-family homebuyers is more inventory.
For condo buyers, fewer sales and more price changes over the past 12 months, along with more inventory, mean less competition. First-time homebuyers may find an opportunity to break into the Andover market with a condominium.
