The Methuen, Massachusetts, real estate market saw stronger single-family real estate sales and more significant median price growth in 2024 than its neighbor, Haverhill, Massachusetts.

Methuen, Massachusetts 2024 real estate market reportBoth cities experienced a decrease in condominium sales last year, but the median condo price in Haverhill jumped double digits while Methuen condo prices were flat.

The following is a breakdown of the real estate markets in Haverhill and Methuen, comparing 2024 to 2023, based on data compiled by the Massachusetts Association of Realtors.  

 

Year-to-Date Comparison (January-December 2024 vs. 2023)

 

Closed Sales

  • Haverhill Single-Family: Sales increased by 5.7 percent from 283 to 299.

  • Methuen Single-Family: Sales increased by 7.2 percent from 291 to 312.

  • Haverhill Condominiums: Sales decreased by 9.9 percent from 253 to 228.

  • Methuen Condominiums: Sales decreased by 7.7 percent from 117 to 108.

Median Sales Price

  • Haverhill Single-Family: The median house price rose 6.7 percent to $560,000.

  • Methuen Single-Family: The median house price rose 9.4 percent to $590,500.

  • Haverhill Condominiums: The median condo price grew 10.3 percent to $413,500.

  • Methuen Condominiums: The median condo price was flat, dipping 0.2 percent to $399,000.

New Listings

  • Haverhill Single-Family: New listings increased 12.4 percent from 306 to 344.

  • Methuen Single-Family: New listings increased 3 percent from 329 to 339.

  • Haverhill Condominiums: New condo listings increased 14.2 percent from 247 to 282.

  • Methuen Condominiums: New condo listings increased 2.6 percent from 117 to 120.

Percent of Original List Price Received

  • Haverhill Single-Family: Home buyers paid 103.8, on average, of the original list price in 2024, 1.1 percent more than 102.7 percent in 2023

  • Methuen Single-Family: Home buyers paid 102.2, on average, of the original list price in 2024, 1 percent less than 103.2 percent in 2023.

  • Haverhill Condominiums: Home buyers paid 102.2 percent of the original list price on average in 2024, 1 percent less than 103.2 percent in 2023.

  • Methuen Condominiums: Home buyers paid 101 percent of the original list price on average in 2024, 0.7 percent less than 101.7 percent in 2023.

  • Haverhill Single-Family: Sales increased 4.8 percent in December 2024 from 21 to 22.

  • Methuen Single-Family: Sales increased 32.1 percent in December 2024 from 28 to 37.

  • Haverhill Condominiums: Condo sales rose 12 percent in December 2024 from 25 to 28.

  • Methuen Condominiums: Condo sales rose 125 percent in December 2024 from 4 to 9.

  • Methuen Condominiums: Condos prices increased 21.2 percent to $399,000 compared to December 2023.

  • Haverhill Single-Family: Home buyers paid 99.8 percent of the original list price on average in 2024, .01 percent more than 99.7 percent in 2023.

  • Methuen Single-Family: Home buyers paid 100.8 percent of the original list price on average in 2024, .03 percent more than 100.5 percent in 2023.

  • Haverhill Condominiums: Home buyers paid 99.2 percent of the original list price on average in 2024, 2.6 percent less than 101.9 percent in 2023.

  • Methuen Condominiums: Home buyers paid 99.9 percent of the original list price on average in 2024, 4.6 percent more than 95.5 percent in 2023.

Inventory of Homes for Sale

  • Haverhill Single-Family: There were 28 single-family homes for sale on December 31, 2024, compared to 12 on December 31, 2023, according to data compiled by MLS Property Information Network, the local multiple listing service.

  • Methuen Single-Family: There were 12 single-family homes for sale on December 31, 2024, compared to 9 on December 31, 2023.

  • Haverhill Condominiums: There were 19 condominiums for sale on December 31, 2024, compared to 7 on December 31, 2023.

  • Methuen Condominiums: There were three condominiums for sale on December 31, 2024, and three on December 31, 2023.


Other Key Data Points

 

  • Haverhill Highest-priced Sale: The highest-priced sale in 2024 was a single-family house that sold for $1,394,755. There were three sales of $1 million or more.  

  • Methuen Highest-priced Sale: The highest-priced sale in 2024 was a single-family house that sold for $1,080,000. There were two sales of $1 million or more.

  • Haverhill Top 10 Percent: Besides the three $1 million-plus properties, there were 20 single-family sales between $800,000 and $899,999 and 11 sales between $900,000 and $999,999.  

  • Methuen Top 10 Percent: Besides the two $1 million-plus properties, there were 16 single-family sales between $800,000 and $899,999 and 11 sales between $900,000 and $999,999.

  • Haverhill Historical Sales: While single-family sales in December increased nearly 5 percent to 22 year over year, sales were considerably off from a few years ago. Homebuyers purchased 50 houses in December 2021, 127 percent more.

  • Methuen Historical Sales: Single-family home sales increased 7 percent in 2024 to 312. In 2021, home buyers bought 451 houses, about 45 percent more.
