The median price of a single-family home in Haverhill, Massachusetts increased 32.7 percent in April, climbing from $209,900 in April 2012 to $278,500, according to data provided by the Massachusetts Association of Realtors.
Homes in Haverhill sold for 93.6 percent of the original list price in April; however, the pricing data does not include seller concessions, which would likely lower the actual median sales price a little bit.
The number of Haverhill home sales jumped 27.6 percent, increasing from 29 sales in April 2012 to 37 sales April 2013. Through April, home sales increased 3.2 percent compared to 2012.
Condominium sales in Haverhill declined from 20 sales in April 2012 to 15 sales in April 2013. The home sales decline in condos is not a surprise given that inventory was down 36.8 percent in April, but new condo listings in April jumped 31.3 percent. During the first four months of 2013, condo sales increased 16.7 percent.
Bucking the trend statewide, Haverhill, MA condos declined in price in April, falling 4.2 percent. The median price of a condo in Haverhill stood at $159,000 in April, down from $166,000 last April. Through April, the median condominium price declined 2.2 percent compared to the same period in 2012.
