Braintree, MA Median Home Price Increases Through October 2013

The median price of a single-family home in Braintree, Massachusetts has increased through October 2013, according to The Warren Group, publisher of Banker & Tradesman.

From January through October 2013, the median price of a single-family home in Braintree, MA increased 7.06 percent to $354,200 compared to $330,850 during the same ten-month period in 2012. In October 2013, the median price increased 1.54 percent to $362,500 from $357,000 in October 2012.


The number of single-family homes sold in Braintree during the first ten months of 2013 rose 8.02 percent to 283 sales from 262 sales during the same time period in 2012. The month of October saw a 7.14 percent decrease in sales, with 26 homes sold compared to 28 sales in October 2012.

Braintree Condo sales increased 7.69 percent in October, from 13 in October 2012 to 14 this year. There were 122 condo sales during the first ten months of 2012, and 136 condo sales through October this year, an 11.48 percent increase.

In October 2013, the median price of a condo was $320,000, a 33.39 percent increase from $239,900 in October of 2012. From January through October 2013, the median price of a condo was $268,250, a 6.33 percent increase from $252,288 during the same ten-month period in 2012.

The Massachusetts Association Realtors reported that single-family home inventory in Braintree declined 37.9 percent in October. There was only 1.6 months of supply in October. Condominium inventory also declined in October. There were 30.6 percent fewer condos available to home buyers than there were in October 2012. As of October, there was only 2.1 months of condominium inventory remaining on the market.
