Single-family home and condominium sales in Waltham, Massachusetts, declined during the first eight months of 2026 compared with the same period in 2025, while inventory increased for both property types, according to data from MLS Property Information Network, Inc. (MLS PIN).
Median single-family house prices also declined year over year, although they remained higher than in 2024, 2023, and 2022. Median condo prices through August fell below 2025 and 2024 levels.
From January through August 2026, Waltham homebuyers purchased 126 single-family homes, down almost 13 percent from 144 during the same eight months in 2025. Closed sales have declined each year since 2022, when 200 homes sold. Sales totaled 162 in 2023 and 149 in 2024. House sales in 2026 were 37 percent fewer than in 2022.
Despite the year-over-year decline, the median price is up 16 percent from $751,000 in 2022. The median price was $800,000 in 2023 and $805,000 in 2024 before reaching $905,000 in 2025.
Single-family homebuyers paid a median of 99.73 percent of the original asking price through August 2026, compared with 101.23 percent during the same period in 2025, indicating slightly less competition for houses. The median percentage of the original asking price received was 103.51 percent in 2022, 101.04 percent in 2023, and 102 percent in 2024.
On Aug. 31, 2026, Waltham had 29 single-family homes listed for sale, up 53 percent from 19 on Aug. 31, 2025, providing homebuyers with more options than a year earlier.
Inventory was nearly unchanged compared with Aug. 31, 2022, when 28 homes were available. Listings totaled 22 in 2023 and 17 in 2024 on the same date.
Despite the increase in inventory, the approximate number of months of supply remained tight through August. Supply increased to 1.72 months on Aug. 31, 2026, up from 1.03 months in 2025. Supply was 1.02 months in both 2022 and 2023 and 0.84 months in 2024. About five months of supply is generally considered a balanced market between homebuyers and sellers.
During the 12 months ending Aug. 31, 2026, 67 single-family listings had price changes, compared with 66 during the preceding 12-month period. Price changes totaled 59 in 2022, 65 in 2023, and 53 in 2024 during the 12 months from Sept. 1 to Aug. 31.
Meanwhile, 202 single-family homes sold during the 12 months ending Aug. 31, 2026, a 9 percent decline from 222 in the preceding 12 months. The 2026 total was 38 percent below 2022’s 328 sales.
Waltham condominium sales declined more sharply than single-family transactions during the first eight months of 2026.From January through August 2026, 99 condominiums sold, down 27 percent from 136 during the same period in 2025 and 31 percent from 144 in 2022. Condo sales totaled 97 in 2023, and 128 in 2024.
The median condominium sale price declined slightly to $685,000 through August 2026, down less than 1 percent from $689,500 during the same period in 2025.
The median price remained 24 percent higher than the $550,500 five years ago. It reached $615,000 in 2023 and $725,000 in 2024 before declining in 2025 and 2026.
Condominium sellers received a median of 99.01 percent of their original asking price through August 2026, compared with 100 percent during the same period in 2025, less than in 2024, 2023, and 2022. Homebuyers paid the most in 2022, at an average of 103.05 percent of the original list price.
On Aug. 31, 2026, 31 condominiums were listed for sale, an 82 percent increase from 17 one year earlier.
On Aug. 31, 2026, there were 2.38 months of supply, compared with 1.07 months on the same day in 2025. While still relatively low, it’s significantly higher than 0.66 months in 2023 and 0.78 months in 2024.
During the 12 months ending August 31, 2026, 68 condominium listings had price changes, up 19 percent from 57 during the preceding 12 months. Price changes during the same period totaled 48 in 2022, 37 in 2023, and 38 in 2024.
Condominium sales during the 12 months ending Aug. 31, 2026, totaled 156 units, down 18 percent from 191 during the preceding 12 months.
Rolling annual sales totaled 237 in 2022, 164 in 2023, and 184 in 2024. Sales declined 34 percent for the 12 months ending on Aug. 31, 2026, from 2022.
Despite the welcome jump in single-family inventory in Waltham, the market still favors sellers with less than three months of inventory at the end of August 2026. Homebuyers have more opportunities than in recent years and may have even more in the coming months.
As in other cities, conditions for buying condominiums are improving for Waltham homebuyers. The number of listings on Aug. 31, 2026, was the highest in five years, and the median condo price through August was $40,000 less than during the first eight months of 2024.
