Stoneham, MA Home Prices Up 7.3% First Half of 2014

The median price of a single-family home in Stoneham, Massachusetts increased 7.3 percent during the first six months of the year compared to the same period in 2013, according to data compiled by the Massachusetts Association of Realtors.

The median price of a Stoneham, MA single-family house stood at $406,500 through June, an increase from $379,000 through the first six months of 2013. The median price in June was $423,500, up 12.6 percent from $376,000 in June 2013. 

Single-family home sales declined 9.3 percent from January through June to 78 houses sold (86 sales from January to June 2013); however, sale increased 18.2 percent in June to 26 sales from 22 sales in June 2013. On the other hand, pending sales in June declined 40 percent to 18 from 30 pending sales in June 2013.

Stoneham homeowners have gotten the message that there are home buyers ready, willing and able to buy their homes. Unlike many communities, single-family inventory spiked 29.7 percent in June. There were 37 homes on the real estate market in June 2013 and 48 listings in June 2014. The months supply of inventory increased from 2.3 months to 3.0 months (27.7 percent increase) in June 2014. New listings remained the same. There were 26 new homes for sale in June 2013 and June 2014.  

Home buyers paid 99.3 percent of the original list price for single-family houses in Stoneham in June. Through the first half of the year, single-family homes sold for 98.8 percent of original list price. Properties did take longer to sell in June. The average number of days on the market increased 56.4 percent. 

Stoneham, MA condominium prices declined slightly in June, but were up through the first six months of the year. The median price stood at 225,000 in June, down 2.2 percent from $230,000 in June 2013. From January through June, the median price stood at $235,200, up 4.5 percent from $225,000 during the first half of 2013. 

Condo sales increased 32.4 percent through the first six months of the year, and the number of units sold jumped 89.9 percent in June. There were 17 condos sold in June 2014 and nine units sold in June 2013. Pending sales in June declined 33.3 percent to just eight units pending.

The inventory of condos increased 5.6 percent in June to 19 units on the market. The months of inventory declined from 2.6 months to 2.4 months. New condominium listings increased 40 percent from 10 in June 2013 to 14 in June 2014. Home buyers paid 95.3 percent of the original list price in June for Stoneham condos.

The average number of days on the market for condominiums declined 51.1 percent.
