The South Boston real estate market showed diverging paths for single-family homes and condominiums through July 2026, according to the Massachusetts Association of Realtors.
While single-family sales volume increased slightly as prices moderated, the condominium sector saw a significant decline in transaction activity and nearly flat price growth during the first seven months of 2026.
Closed Sales: Single-family sales in South Boston rose by one to 24, a 4 percent increase from 23.
Percent of Original List Price Received: Homebuyers paid 97.7 percent of the original listing price for single-family homes, on average, up from 92.9 percent during January through July in 2025.
Median Sales Price: Through July, the median condo price rose $3,500 to $882,500, up from $879,000 during the same period in 2025.
Closed Sales: Fewer condos sold in Southie through the first seven months of 2026, dropping 16 percent to 198 units compared to 235 in 2025.
Percent of Original List Price Received: Condo buyers paid 97.5 percent of the original listing price, down from 98.1 percent through July 2025.
Median Sales Price: In July, the median price of a single-family home reached $950,000, up nearly 17 percent from $815,000 in July 2025.
Closed Sales: Homebuyers purchased five houses in July, three more than in July 2025.
Inventory of Homes for Sale: Homebuyers in the single-family market had more choices in South Boston in July. The number of single-family homes on the market rose 67 percent to 15 from nine in July 2025.
Months Supply of Inventory: Single-family supply rose in July. Inventory was 3.6 months, up nearly 57 percent from 2.3 months, suggesting a slight cooling in buyer competition. About five months of inventory is generally considered a balanced market between homebuyers and sellers.
Percent of Original List Price Received: Sellers saw slightly less competitive bidding for houses compared to the previous year. Homebuyers paid 99.4 percent of the original listing price, on average, down from 100.1 percent in July 2025.
Median Sales Price: The median condo price fell 3 percent to $820,000, down $25,000 from $845,000 in July 2025.
Closed Sales: Sales also dropped in July, with homebuyers scooping up 49 units, down from 54, a 9 percent decrease compared to July 2025.
Inventory of Homes for Sale: Despite slower sales, inventory plummeted 20 percent to 105 condos for sale, from 131 units in July 2025.
Months Supply of Inventory: Less inventory led to fewer months of supply. In July, there were 3.7 months of condo supply, down 16 percent from 4.4 months in July 2025.
Percent of Original List Price Received: Competition for condominiums in July wasn’t too fierce in Southie. On average, homebuyers paid 97.1 percent of the original listing price, down slightly from 97.7 percent in July 2025.
