North Andover, Massachusetts, real estate sales slowed significantly in July 2026, according to data compiled by the Massachusetts Association of Realtors.

Single-family home prices remained resilient despite a sharp decline in closed sales, while the condominium market contracted significantly in available inventory.

 

North Andover, MA Single Family Homes (July 2026)


Median Sales Price: Home values edged upward as homebuyers competed for limited available stock. The median price reached $987,500 in July, up about 1 percent from $975,000 in July 2025.

Closed Sales: The number of single-family sales plummeted to 19, a 42 percent drop from 33 the previous year.

Inventory of Homes for Sale: There were 28 single-family homes for sale in North Andover in July 2025 and July 2026.

Months Supply of Inventory: There was about 1.9 months of supply, a 12 percent increase from 1.7 months in July 2025, indicating a very slight easing of market tightness. On the other hand, a balanced market between homebuyers and sellers is about five months of inventory, so sellers still have the upper hand.

Percent of Original List Price Received: Competition remained fierce as buyers typically paid well over the original listing price to secure a property. Homebuyers paid 105.9 percent of the original listing price on average, up from 103.3 percent in July 2025.

 

North Andover, MA Single Family Homes (January through July)


Median Sales Price: Through July, the median house price reached $1,010,000, up from $944,500, a 7 percent increase from the same seven-month period in 2025.

Closed Sales: Homebuyers bought 93 houses from January through July, an 18 percent decrease from 114 during the same period in 2025.

Percent of Original List Price Received: Homebuyers paid 104.1 percent of the original list price, on average, down slightly from 104.2 percent during January through July in 2025.

 

North Andover, MA Condominiums (July 2026)


Median Sales PriceHomebuyers caught a break in the North Andover condominium market in July, with the median price at $385,000. The median price fell by $14,950 to $399,950, a 4 percent decrease from July 2025.

Closed Sales: Condo sales declined by one to seven sales in July compared to eight in July 2025.

Inventory of Homes for Sale: There were 17 units for sale in July 2026, down 19 percent from 21 units the previous July.

Months Supply of Inventory: The North Andover condo market saw fewer available units in July, with 1.6 months of supply, down 24 percent from 2.1 months in July 2025.

Percent of Original List Price Received: Despite the drop in sales and price, homebuyers paid 102.5 percent, on average, of the original list price, up from 100.9 percent in July 2025.

 

North Andover, MA Condos (January through July)


Median Sales Price: Through July, condo buyers paid $500 less, $412,000, compared to $412,500 during the same seven-month period in 2025.

Closed Sales: Homebuyers purchased 67 units through July, five more than the 62 units during the January-through-July period last year.

Percent of Original List Price Received: Condominium buyers paid, on average, slightly less than the original list price, paying 99.5 percent, down from 102.0 percent through July in 2025.

Bottom Line: Low inventory levels continue to drive competition, fueling price growth for sellers in North Andover and many other Greater Boston cities and towns. That said, real estate is local, and prices have declined in some communities in 2026. Prospective homebuyers must use expert buyer agent representation to navigate a low-inventory, expensive real estate market and avoid overpaying.
