The median price of a single-family home in Maynard, Massachusetts decreased 8.5 percent in November to $280,000 compared to $306,000 in November 2013, according to data collected by the Massachusetts Association of Realtors.
There were only six houses sold in November, a 45.5 percent decline from the 11 sales in November 2013. There were four pending sales in November. From January through November 2014, single-family home sales dropped 15.3 percent to 111 from 131 sales during the same 11-month period in 2013.
The months supply of inventory increased from 1.9 months to 2.0 months in November, and the inventory of homes for sale declined from 22 to 21. There were only four new listings in November compared to 11 in November 2013.
The median price of a condominium in Maynard in November increased 1.4 percent to $289,000 on three sales. Through November there were 35 units sold, and the median condo price increased 10.7 percent to $249,000. On average home buyers paid 95.5. percent of the original list price for those 35 condos sold.
Months of inventory for condominiums plunged 65.3 percent to 1.9 months from 5.5 months. There were three new listings in November and only six condos for sale.
