Massachusetts Home Sales Rise in June, While Inventory Tightens

Massachusetts home sales increased in June from a year earlier, even as the number of properties available for sale declined, according to the Massachusetts Association of Realtors’ June 2026 statewide market report.

Closed sales of single-family homes rose 7 percent year over year to 4,773 in June. The median sales price fell slightly, by more than 1 percent, to $715,000 from $725,000 in June 2025. There were 8,095 single-family homes for sale, down nearly 9 percent, while months supply declined 11 percent to 2.3 months. Sellers received about 101 percent of their original asking price on average in June 2026 and almost 102 percent in June 2025.

Condominium sales increased 9 percent statewide to 2,032 in June from 1,863 in June 2025. The median condominium price rose 2 percent to $590,000. The number of condominiums for sale declined 2 percent to 4,804, 116 fewer sales than June 2025. The months of supply fell to 3.2 months. Condominium sellers received 99 percent of their original asking price, compared to nearly 100 percent the previous year.

For January through June, single-family closed sales totaled 17,060, down 4 percent from 17,709 during the same period in 2025. The year-to-date median sales price increased almost 3 percent to $679,000 from $662,500. Sellers received about 100 percent of their original asking price in June 2026 and June 2025.

Condominium sales were essentially unchanged through June, slipping by three from 8,255 in 2025 to 8,252 in 2026. The median sales price declined 1 percent to $560,000 from $565,000. Sellers received nearly 99 percent of their original asking price, down from almost 100 percent during the first six months of 2025.

Mortgage Interest Rates Rise

 

The average U.S. mortgage loan interest rates reached the highest level in more than one year for the week ending August 6, 2026, according to Freddie Mac’s Primary Mortgage Market Survey.

The 30-year, fixed-rate mortgage averaged 6.69 percent, up from 6.66 percent the week before and the highest level since July 2025. A year ago, the 30-year note averaged 6.63 percent. This is the first time in 10 months that rates have been higher than their year-ago level.

The 15-year, fixed-rate mortgage averaged 6.01 percent, down from 6.04 percent a week ago. Last year at this time, the 15-year note averaged 5.75 percent.
