Mansfield, MA Home Prices Flat Through October 2017

Although single-family home prices jumped 21 percent in October, Mansfield, Massachusetts home prices were flat during the first 10 months of 2017, according to data compiled by the Massachusetts Association of Realtors. 

The median home price increased just 1.1 percent from January through October to $450,000 from $445,000 during the same 10-month period last year. The median price was $460,000 in October. Homebuyers on average paid 96.7 percent of the original list price in October and 97.8 percent of the original list price through October. 

October home sales increased by one to 16; however, single-family house sales declined 4.4 percent to 153 through October. New listings increased 46.7 percent to 22 in October, and single-family real estate inventory increased 17.4 percent to 27 homes on the market. 

Mansfield, MA condo prices also spiked in October but similar to single-family homes prices only increased slightly from January through October. Through October the median condo price increased 1.9 percent to $232,950 on 56 units sold (up 12 percent). In October, median condominium prices soared to $300,450, a 22.1 percent increase from $246,000 in October 2016. The number of units sold increased to six from four in October 2016. 

Homebuyers paid on average 98.1 percent of the original list price in October and 97.7 percent of the original list price through the first 10 months of 2017. 

New condominium listings increased from four to six in October, and the number of units on the market declined from eight in October 2016 to seven last October.
