Home Prices Up, Sales Down in Carver, MA

The median price of a single-family home in Carver, Massachusetts increased in August and through the first eight months of 2016, according to data compiled by the Massachusetts Association of Realtors. 

The median home price increased 28.6 percent in August to $356,250 compared to $277,000 in August 2015; however, the number of homes sold in August declined 56.5 percent to only 10 houses sold. Pending sales – homes under agreement that have yet to close – increased 109.1 percent to 23, so home sale numbers should increase in September and maybe October too.

The median price of a single-family home through August increased 8.6 percent to $334,750 compared to $308,250 during the same eight-month period last year. Home sales from January through August declined 21.3 percent to 74 compared to 94 sales during the same time frame in 2015. 

On average homebuyers paid 98 percent of the original list price in August and 97.8 percent of the original list price through August.

Similar to most Massachusetts cities and towns, Carver inventory declined in August; however, the 3.3 months supply of inventory was more than many cities and towns in the Greater Boston area. There were 35 houses available in August, down 12.5 from 40 in August 2015. New listings in Carver increased by one to 17 in August. 

There were only two condominium sales in August compared to zero in August 2015, with a median sale price of $224,860. Through August Carver condominium sales increased to seven from three during the first eight months of 2015. The median condo price increased 2.8 percent through August to $246,700 from $240,000 during the same period in 2016.

There was only one condo available in Carver at the end of August and less than one month supply of inventory.
