The median price of a single-family home in Haverhill, Massachusetts increased 5.2 percent in July to $305,000 compared to $290,000 in July 2014, according to data compiled by the Massachusetts Association of Realtors.
Single-family home sales spiked in July, increasing 73 percent compared to July 2014. There were 64 homes sold in Haverhill in July compared to 37 sales in July 2014. Pending home sales – homes under agreement that have yet to close – increased from 41 in July 2014 to 45 this past July. From January through July home sales increased to 236, a 16.3 percent increase from 203 sales during the first seven months of 2014.
The number of single-family homes available in Haverhill in July declined 17.7 percent to 135 homes on the real estate market. Months supply of inventory decreased 22 percent to 3.9 months from 5.0 months in July 2014. New listings increased 14.5 percent in July.
Condominium prices were flat in July. The median condo price in Haverhill declined 0.4 percent to $179,650 from $180,450 in July 2014. Through July condo prices increased 5.1 percent to $185,000. On average homebuyers paid 98.1 percent of the original list price in July and 96.6 percent of the original list price through the first seven months of 2015.
Condominium sales increased 8.8 percent in July to 37 units sold. Pending condo sales increased 31 percent. From January through July, condo sales increased 6.2 percent.
Condo inventory decreased just 0.9 percent in July. The months supply of condominium inventory in Haverhill declined to 4.2 months, a decrease of 10.6 percent from 4.7 months. New condo listings increased 54.5 percent in July to 51 compared to 33 new listings in July 2014.
