East Boston Real Estate Market Report July 2026

Through the first seven months of 2026, single-family and condominium price growth in East Boston, Massachusetts, stalled, according to data compiled by the Massachusetts Association of Realtors.

In July, Eastie condominium inventory plummeted with few sales, possibly indicating that some condo listings expired or were withdrawn from the market.

 

East Boston, MA Condominiums (July 2026)


Median Sales Price: The median condo price slipped to $645,000, down by $19,875 from $664,875 in July 2025, a 3.0 percent decrease.

Closed Sales: There were nine condominium sales in July 2025 and July 2026.

Inventory of Homes for Sale: Eastie condo inventory fell 57 percent to 29, down from 67 units. With only nine sales, the drop in inventory indicates sellers removed properties from the market.

Months Supply of Inventory: The significant drop in inventory reduced the months of supply to 2.7 months, down 62 percent from 7.1 months in July 2025. About five months of inventory is considered a balanced market between homebuyers and sellers. On September 5, 2026, there were 86 condominiums for sale in East Boston, according to MLS Property Information Network, Inc., the local multiple listing service.

Percent of Original List Price Received: Condominium buyers had more negotiation power in Eastie, paying 94.7 percent of the original listing price, on average, a slight decrease from 96.8 percent in July 2025.

 

East Boston, MA Condos (January through July)


Median Sales Price: The median condo price fell $9,000, or about 1 percent, through July to $621,000, from $630,000 during the same seven-month period in 2025.

Closed Sales: From January through July, condominium sales jumped 13 percent to 80 from 71 units during the same period last year.

Percent of Original List Price Received: Condo buyers paid 97.0 percent, on average, of the original listing price, down from 98.5 percent during the first seven months of 2025.

 

East Boston, MA Single Family Homes (July 2026)


Median Sales Price: No single-family sales occurred, so there was no median price data. One house sold in July 2025 for $825,000.

Closed Sales: Single-family sales dropped from one to zero in July 2025.

Inventory of Homes for Sale: The number of single-family homes on the market rose 400 percent to five from one in July 2025.

Months Supply of Inventory: Increased inventory and no sales significantly expanded the supply timeline. There were 3.2 months of supply in July 2026, up from 1.0 month in July 2025.

Percent of Original List Price Received: In July 2025, homebuyers paid 103.3 percent, on average, of the original listing price. No sales occurred in July 2026.

 

East Boston, MA Single Family Homes (January through July)


Median Sales Price: Through July, the median price of a single-family home fell 6 percent to $720,000, down from $765,000, during the same seven-month period in 2025.

Closed Sales: Homebuyers bought six houses through July, two more than the four sold during the same timeframe last year.

Percent of Original List Price Received: Single-family homebuyers had more room to negotiate, paying, on average, 98.6 percent of the original listing price, down from 102.1 percent during the January-through-July period in 2025.

Bottom Line: Despite the drop in inventory in July, condominium buyers in East Boston have had room to negotiate in July and through the first seven months of the year.

With help from a loyal buyer agent, homebuyers need to analyze comparable sales carefully to navigate a diverse condominium market in flux.
