Through January and February of 2014, there were 34 single-family home sales, a 6.7 percent decrease from the same period in 2013 when there were 37 home sales, according to data compiled by the Massachusetts Association of Realtors.
The median price for a single-family home also declined through February 2014. Through February the median price for a Chelmsford, MA single-family home stood at $325,750, down 6 percent from $346,950 during the same two months in 2013. For the month of February, the median home price was $317,500, a 9.3 percent decrease in price from $350,000 in February of 2013.
New single-family home listings in Chelmsford have increased compared to 2013. Through January and February there were 34 single-family homes listed, up 17 percent from 29 new listings during the same two months last year. In February, there were 19 new listings, up from 17 new listings in February 2013.
Chelmsford’s condominium sales have declined during the first two months of this year. Through February, there were 12 condos sold, down from 13 sold during the same time in 2013. In February alone, there were six condominium sales, down from 10 during February 2013.
Median condo prices declined slightly through February. In January and February 2013, the median sales price of a Chelmsford condo was $205,000. During the first two months of 2014, the median condo price stood at $195,000, just shy of a 5 percent decrease. During February, the median price was $212,500, down 5.6 percent from $225,000 in February 2013.
New condo listings have increased in 2014. There were 30 condos listed during the first two months of 2014, and 27 new listings the previous year. For the month of February, there were 17 new condo listings, a 30 percent increase from 13 new condos listed in February 2013.
