Boxborough, MA Home Prices Decline Through October 2013

The median price of a single-family home in Boxborough, Massachusetts increased 15.44 percent in October 2013, but home prices declined from January through October, according to data provided by The Warren Group, publisher of Banker & Tradesman. 

The median price in October increased to $544,000 from $471,250 in October 2012; however, bucking the statewide trend, from January through October, the median price of a single-family home in Boxborough, MA decreased 7.9 percent from $520,000 to $478,938 during the same ten-month period in 2012. 

Single-family home sales in Boxborough remained the same for the month of October; there were 4 single-family home sales during both October 2012 and October 2013. Despite no difference in October sales, from January to October 2013, homes sales increased by 100 percent. There were 46 single-family home sales from January through October compared to 23 homes sold during the same period in 2012.

Condominium sales in Boxborough decreased 66.67 percent in October to 1 sale down from 3 condo sales in October 2012. From January through October of 2013, condo sales increased 34.88 percent. There were 43 condominiums sold, up from 32 condos sold during the same period in 2012. 

Between January and October of 2013, the median condominium price increased 21.41 percent to $95,000 from $78,250 during the same ten months in 2012.

Unlike most Massachusetts cities and towns, Boxborough, MA saw inventory for single-family homes increase in October, according to data provided by the Massachusetts Association of Realtors. The number of single-family homes on the market in October increased 50 percent, from 12 to 18 homes for sale. On the other hand, condominium inventory decreased 70 percent, from 10 down to three condos for sale in October 2013.
