Saugus, MA Home Sales Up 40% Through October 2013

Single-family home sales in Saugus, Massachusetts jumped 40 percent during the first ten months of 2013 and increased 11.1 percent in October, according to data tracked by The Warren Group, publisher of Banker & Tradesman. 

There were 130 single-family home sales January through October in 2012 and 182 sales during the same period this year. Single-family home sales increased from 18 sales in October 2012 to 20 sales in 2013.

In October, the median price of a single-family house in Saugus, MA slipped 2.53 percent compared to October 2012. The median price for a single-family home in October 2013 stood at $327,500, a decrease from $336,000 in October 2012. During the first ten months of 2013, the median price increased 9.38 percent compared to the same period in 2012. Through October 2013, the median price stood at $295,000 compared to $269,700 for a single-family home during the same ten-month period in 2012. 

In October, the median price of a condominium in Saugus increased 32.64 percent to $278,550 from $210,000 in October of 2012. From January through October, the median condo price decreased 7.65 percent from the same period in 2012, from $245,000 to $226,250.

There were 7 condo sales in October 2013, a 133 percent increase from 3 in October 2012. There were 33 condo sales between January and October of 2012. There were 42 condo sales through October this year, a 27.27 percent increase.

The supply of single-family homes in October declined 19.5 percent, according to the Massachusetts Association of Realtors (MAR). October condominium inventory plunged 70 percent.
