Northborough, MA Real Estate Market Report Through September 2013

The median price of a single-family home in Northborough, Massachusetts has increased through September 2013, but the price of a condominium has decreased, according to The Warren Group, publisher of Banker & Tradesman.

From January to September 2013, the median price of a single-family home in Northborough, MA increased 2.59 percent to $356,000 compared to $347,000 during the same nine-month period in 2012. For September 2013, the median price increased to $399,750 from $297,500 in September 2012; an increase of 34.37 percent.

Single-family home sales in Northborough increased slightly in September to 12 home sales from 11 sales in September 2012. Through the first nine months of 2013, single-family home sales increased 18.10 percent to 137 sales from 116 sales during the same period in 2012.

Opposite of single-family homes in Northborough, the price of a condominium decreased through September 2013. From January to September 2013, the median condo price declined 5.8 percent to $325,000 compared to $345,000 during the same nine-month period in 2012. The median price of a condo in September declined 6.07% to $385,000 from $409,900 in September 2012.

The number of condo sales through the first nine months of 2013 increased 29.97 percent to 53 sales from 41 sales during the same period in 2012. The month of September was no exception, with there being eight condo sales compared to three sales in September 2012.

From January to September 2013, there have been eight foreclosure petitions in Northborough, and four foreclosure deeds, the final step in the foreclosure process, recorded. During the same time period in 2012 there were 24 foreclosure petitions, the first step in the Massachusetts foreclosure process, and eight foreclosure deeds.
