Medfield, MA Real Estate Market Report September 2013

The price of a single-family home in Medfield, Massachusetts, as well as home sales, have declined in 2013, according to data provided by The Warren Group.

From January to September 2013, the median sale price of a single-family home in Medfield, MA decreased 6.15 percent to $572,500 from $610,000 during the same period in 2012; however, in September 2013 the median price slightly increased to $619,900 from $616,000 in September 2012.

Single-family home sales increased in September to 13 home sales from 8 sales in September 2012, but single-family home sales have declined in 2013 through September. Through the first nine months of year, single-family home sales have decreased 4 percent to 120 sales from 125 sales during the same period in 2012.

On the other hand, condominium sales in Medfield decreased in September to 2 sales from 4 condo sales in September 2012. Yet, Medfield condo sales from January through September 2013 increased 35 percent to 27 compared to 20 during the same nine-month period in 2012.

Through the first nine months of 2013, the median condo price has increased 26.95 percent to $338,000 from $266,250 during the same period in 2012.

There has not been much foreclosure activity in Medfield. Through September 2013, there have been four foreclosure petitions, the first step in the foreclosure process, compared to 14 petitions during the same time period in 2012. No foreclosure deeds, which represent completed foreclosures, have been recorded through September 2013, The Warren Group reported.
