The median price of a single-family house in Amesbury, Massachusetts increased just 0.2 percent over the first 11 months of 2014, according to data compiled by the Massachusetts Association of Realtors.
Single-family home sales in Amesbury, MA declined to nine from 12 in November. Home sales dropped 14.6 percent through the first 11 months of the 2014. There were 164 single-family home sales in 2013 and 140 in 2014. Pending sales also declined.
Despite the decline in sales, inventory remains low in Amesbury; however, not as tight as in some other surrounding communities. There was 3.2 months of supply in November, down from 3.5 months of supply in November 2013. There were just seven new single-family home listings in November compared to 12 in November 2013.
Condominium prices in Amesbury declined in November and through the first 11 months of 2014. The median condo price in November declined 25 percent to $180,000. From January through November, the median condo price was $167,500, a 8 percent decline from $182,000 during the same period in 2013. Home buyers paid 94.4 percent, on average, of the original list price in November and 95.4 percent through November 2014.
There were seven condominium units sold in November 2013 and November 2014, but condo sales increased 13.3 percent through November to 94 units sold. Pending condominium sales were up in November and through November 2014.
There were 31 condo units available as of November 30, 2014, three less than on the same date in 2013. There were 3.6 months of supply available in November and eight new listings.
