Acton, MA Median Home Price Down 5.2% in First Half of 2015

The median price of a single-family home in Acton, Massachusetts decreased 5.2 percent during the first six months of 2015 compared to the same time frame last year, according to data compiled by the Massachusetts Association of Realtors. 

The median price of a single-family home declined to $560,000 from January through June compared to $591,000 during the first six months of last year. The median home price increased 9.9 percent in June to $603,500 compared to $549,000 in June 2014. 

Home buyers on average paid 99.8 percent of the original list price January through June and 101.4 percent of the original list price on average in June 2015.

Acton single-family home sales increased 11.8 percent to 38 sales in June, but declined 8.3 percent to 99 during the first half of the year. Pending sales – homes under agreement that have yet to close – declined 1.4 percent to 144 through June, but increased 16.7 percent to 35 in June.

There were 2.8 months supply of inventory in June, a slight increase from 2.7 months in June 2014. There were 53 homes available in June 2015, down from 57 the previous June. New listings increased 33.3 percent in June to 40 from 30 new listings in June 2014.

The median price of a condominium in Acton declined 1.3 percent to $227,000 during the first half of 2015 compared to $230,100 during the same time frame last year. In June condo prices increased from $162,500 to $262,500, a 61.5 percent increase. In June condo home buyers on average paid 99.5 percent of the original list price and 99 percent of the original list price from January through June. 

Condominium sales declined 8.3 percent through June to 55 units sold, but sales increased from 12 in June 2014 to 16 this past June. Pending sales increased from eight to 12 in June and declined to 63 during the first six months of 2015 compared to 65 during the same time period last year. 

Months supply of condo inventory in June increased 47.4 percent to 3.2 months compared with 2.2 months in June 2014. There were 26 condominiums for sale in June and the same in June 2014. New condo listings increased 150 percent to 20 units compared to eight units in June 2014.
